What Is an EPC and Why Does It Matter?

An Energy Performance Certificate (EPC) is an official report that shows how energy-efficient a building is. It:

  • Rates the property from A (most efficient) to G (least efficient)

  • Highlights how much energy the building is likely to use

Questions & Answers

How much does an EPC cost?

Pricing depends mainly on the size, type and location of the property. Smaller flats cost less than large houses or complex buildings. We’ll give you a fixed, all-inclusive quote before you book.

Do I need to be at the property during the survey?

It’s helpful if you or a representative can attend, especially if access is needed to all rooms, lofts, meters or heating controls. However, with prior arrangement, we can sometimes work with keys supplied via an agent.

What should I do before the assessor arrives?

Please ensure:

  • All rooms are accessible

  • Loft hatches (if any) can be safely reached

  • Any documentation about insulation or recent upgrades is available (e.g. certificates or invoices)

This helps us produce the most accurate rating possible.

Can you use my old EPC, or do I always need a new one?

If your existing EPC is still in date and the building hasn’t changed significantly, you may be able to use it. However, if it’s close to expiry, or you’ve carried out major upgrades, getting a new EPC is often beneficial and sometimes required.

Do I have to act on the recommendations in the EPC?

The EPC itself is advisory — it tells you how to improve performance and reduce bills. In some situations, minimum energy standards may mean you need to reach a certain rating, in which case implementing improvements becomes very important.
